The Good NewsMoney is still pouring into South Florida

If you're searching for the current state of the Miami real estate market or South Florida mortgage rates this week, here's the honest read. The money hasn't stopped coming — Miami's luxury market is having a scorching summer, and the capital is global.

Exhibit A this week: Cipriani Residences Miami — the tallest tower south of Manhattan at 950 feet — just topped out already 85% sold, to buyers from more than 30 countries, a year before occupancy. Across Miami-Dade and Broward County, tight single-family inventory and international demand keep supporting values. Translation for your listings: the buyer pool is deeper than the rate headlines suggest.

The HeadwindWhat are mortgage rates right now? A new 52-week high

The national average 30-year fixed interest rate hit 6.76% this week per Freddie Mac's survey — up from 6.71%, the third straight weekly increase and a new 52-week high. A year ago it was 6.35%. (That figure is an average interest rate, not an APR; APRs run higher and vary by loan.)

Here's what that's doing at the kitchen table: buyers are getting ONE retail quote, seeing the payment, and freezing. In a rising-rate week, a single quote isn't information — it's a verdict. And it's killing deals that should close.

This Week's PlayThe Second Quote — Freddie Mac just endorsed it

Freddie Mac's own chief economist said it this week: shopping around and getting multiple quotes can potentially save buyers thousands. That's not my pitch — that's the survey's official advice. So this week's play for any deal wobbling on rate:

How it works: your buyer sends me the Loan Estimate they already have. I run it against 50+ lenders — bank statement, DSCR, jumbo, foreign national, conventional, all of it. Then one of two things happens: I beat the deal, or I tell them honestly their quote is solid and they should run with it. Beat it or bless it. Either way, your buyer moves forward with confidence instead of freezing.

It costs your buyer nothing, takes a day, and turns rate anxiety into a decision. If you've got a buyer sitting on one quote and cold feet, that's the conversation to have this week — English y Español.

Quick AnswersSouth Florida mortgage FAQ — this week

What is the average 30-year mortgage rate right now (September 2026)?
The national average 30-year fixed interest rate is 6.76% for the week of September 10, 2026, per Freddie Mac's Primary Mortgage Market Survey — a third straight weekly rise and a new 52-week high. The 15-year average is 6.09%. These are national average interest rates, not APRs; your rate and APR depend on credit, program and fees.

Is the Miami housing market slowing down in 2026?
It's split. Single-family inventory in the Miami–Fort Lauderdale metro has tightened sharply year-over-year with median list prices up about 6.5%, while the condo market carries roughly 12+ months of supply — a buyer's market with real negotiating leverage.

Should a homebuyer get more than one mortgage quote?
Yes. Freddie Mac's chief economist noted this week that shopping around and getting multiple quotes can potentially save buyers thousands of dollars. Comparing Loan Estimates from more than one lender — especially in a rising-rate week — is free and often reveals meaningful differences in rate, fees, or loan structure.
