The Good NewsBusiness keeps betting on Miami

If you're searching for the current state of the Miami real estate market or South Florida mortgage rates this week, here's the honest read. While rates climbed again, the commercial side of South Florida just posted numbers most markets would frame: Miami now has the lowest retail vacancy rate in the nation, Florida accounted for 26% of ALL new U.S. retail supply in the first half of 2026, and statewide retail occupancy is running above 96% with rents still rising.

Why that matters to a homebuyer or a listing agent: retailers sign leases where they expect people and paychecks to be for years. That kind of commercial conviction across Miami-Dade, Broward and Palm Beach is a long-term bet on exactly the neighborhoods your buyers are bidding in.

The HeadwindWhat are mortgage rates right now? 7.40%

The national average 30-year fixed interest rate rose to 7.40% this week per Freddie Mac's survey — up from 7.28%, the seventh straight weekly increase and the highest reading since November 2023. A year ago it was 6.30%. The 15-year averaged 6.73%. (These are average interest rates, not APRs; APRs run higher and vary by loan.)

And here's the part worth reading twice: announcing that number, Freddie Mac's own chief economist reminded borrowers that shopping around and getting multiple quotes can potentially save thousands over the life of the loan. When the average is this high, the gap between the best quote and the first quote is the widest it gets. The average is 7.40%. Nobody has to be average.

This Week's PlayThe Second Quote (it's back)

Regular readers know this play from September. It returns this week for one reason: Freddie Mac itself just repeated it at the podium while posting the highest rate in three years. When rates are this elevated, lender pricing spreads out — some lenders are priced to win business, some are priced to turn it away — and a buyer holding one retail quote has no idea which kind they're talking to.

The play: every buyer in your pipeline who has a quote, from anyone, sends it over. I put it against 50+ lenders and come back in 24 hours with one of two answers: I beat it, or I bless it and they proceed knowing their deal is solid. No cost, no obligation, no hurt feelings. In a 7.40% market, the second quote is not shopping around. It's due diligence.

Quick AnswersSouth Florida mortgage FAQ — this week

What is the average 30-year mortgage rate right now (September 2026)?
The national average 30-year fixed interest rate is 7.40% for the week of October 8, 2026, per Freddie Mac's Primary Mortgage Market Survey — the seventh straight weekly rise and the highest level since November 2023. The 15-year average is 6.73%. These are national average interest rates, not APRs; your rate and APR depend on credit, program and fees.

Is the Miami housing market slowing down in 2026?
It's split. Single-family inventory in the Miami–Fort Lauderdale metro has tightened sharply year-over-year with median list prices up about 6.5%, while the condo market carries roughly 12+ months of supply — a buyer's market with real negotiating leverage.

Should a homebuyer get more than one mortgage quote?
Yes, and Freddie Mac itself says so: its chief economist noted this week that shopping around and getting multiple quotes can potentially save borrowers thousands over the life of the loan. Lender pricing varies most when average rates are elevated, so comparing a quote against multiple lenders — or having a broker do it across 50+ lenders at once — is one of the highest-value steps in the process. A second quote either beats the first or confirms it was strong.
